Building Description
Comerica Bank Tower
Construction on the 1.7 million square foot Comerica Bank Tower
building was completed in 1987 and designed by the prestigious team
of Philip Johnson and John Burgee Architects of New York. Comerica
Bank Tower is a Class "AA" office building, located at 1717 Main
Street, and sits on a 1.8 acre block in the southeast quadrant of
the Central Business District in downtown Dallas. Each floor of
the 60-story building contains approximately 24,000 rentable square
feet and offices 48 customers with over 4,000 employees.
The building provides two parking facilities for customers and
guests, one of which is located below the building with three levels
of reserved and unreserved parking, and the off-site, eight-story
Elm Street Garage is accessed via secured, climate controlled pedestrian
walkways. The combined parking garages have 1,530 parking spaces
available, which provide an overall ratio of one space per 1,000
rentable square feet leased. Additionally, there are approximately
2,000 covered and 1,000 surface spaces within a two block radius
of Comerica Bank Tower.
Comerica Bank Tower is the hub of the Downtown Dallas Underground
Walkway System, which provides eateries, shopping, hair salons,
banking, and other retail operations as amenities to downtown tenants
and residents. Tunnel connections are provided to 1700 Pacific and
Thanksgiving Tower to the north, to Elm Street Garage to the east
and to the Mercantile Building and beyond to the south.
Security is provided twenty-four (24) hours a day, seven (7)
days a week, and the building and its perimeter are monitored by
over 60 cameras.
